AI messaging tools for 30-day stays, compared

What the AI guest-messaging tools for short-term rentals do with a monthly inquiry, which ones negotiate price, what they cost per listing, and how to choose one for stays of 30 days or more.

Most AI messaging tools for rentals were built for the two-night guest: where is the key, how does the hot tub work, can we check in early. A monthly inquiry is a different conversation. The guest wants a price for three months, what the deposit is, whether the dog can come, and whether you will take a little less. This page is about how the tools on the market handle that conversation, as of October 2026, and what to look for.

The four questions that decide it

  • Does it answer before the booking? Some tools only talk to guests who have already booked. A monthly guest is won or lost in the inquiry.
  • Does it negotiate within your rules? Monthly guests ask for a better price as a matter of course. A tool that can only say the listed rate hands the conversation back to you every time.
  • Does it know the monthly facts? Deposit, utilities, minimum stay, what a month costs after the platform’s own discount. Short-stay tools rarely have fields for these.
  • What does it cost per listing? Prices run from about $5 to $25 a listing a month, with some vendors quoting only on a call.

Each row should be re-checked against the vendor's own page on review. Longstays is ours, so read that row with that in mind. The point of the table is the empty middle column: no tool we found negotiates a monthly price back and forth within an operator's rules.

What to check before you pay for any of them

  • Send it a two-week request when your minimum is a month, and a three-month request asking for a discount. Read both replies.
  • Ask it something the listing does not say. The right answer is “I will confirm”, never an invention.
  • Check whether it can hold replies for your approval, and whether you can switch that per unit.
  • Check what it costs at the number of units you expect in a year, not today.
Our own rule for the assistant we built: it never goes below the floor you set, never invents a fact, and passes anything it is unsure about to you with the guest still warm. We think that is the minimum for a tool that talks to someone about a three-month stay. See how to price 1, 3 and 6-month stays for the rules worth giving it.
