Terms of service

Last updated October 31, 2026

These terms are the agreement between you and Longstays LLC, Miami Beach, Florida, United States (“Longstays”) for the use oflongstays.ai and the app hosted there (the “Service”). By creating an account you agree to them. If you use the Service for a company, you confirm you may bind that company, and “you” means the company too.

What the Service does

Longstays is an AI assistant for operators of furnished rentals for stays of 30 days or more. It reads the inquiries that reach you through systems you connect, drafts replies from the details and rules you give it, sends them when you have told it to, follows up with guests who go quiet, and shows you where each inquiry stands. It does not take bookings, hold money, sign leases or make promises on your behalf beyond what you have set.

Your account

What you are responsible for

The assistant writes from what you give it: unit details, rates, rules, answers and settings. You are responsible for keeping those accurate and lawful, for the replies that go out under your name or your business’s name, and for every booking, lease, payment and guest relationship that follows. In manual mode you read and approve each reply before it is sent. In automatic mode you have chosen to let replies go out without reading them first, within the limits you set, and you accept that an automated reply may sometimes be wrong; the Service flags what it is unsure about and never goes below the price floor you set.

You agree not to use the Service to:

Connected systems

When you connect a property management system or an email account, you give us permission to read the listings and messages there and to send replies through it on your behalf, under that system’s own terms. We store the credentials you give us encrypted and use them only for this. Disconnecting removes them. We are not responsible for a connected system being unavailable, changing, or ending your access.

Guests and their information

Guests are your customers, not ours. You decide how their information is used; we process it on your instructions, as described in our privacy policy. Where the law requires it, you are responsible for telling guests that an automated assistant may handle their messages; the Service can introduce itself as an assistant in its first reply, and we recommend leaving that on.

Trial, fees and payment

Cancelling

Cancel any time from Billing in the app. Your subscription ends at the close of the current billing month and there is no refund for the remaining days except under the guarantee above. After cancelling, you can export your leads and we delete your account data within 30 days unless the law requires us to keep some of it.

Our commitments and their limits

We work to keep the Service available, fast and safe, and to fix problems quickly. But the Service is provided as it is: we do not promise it will be error-free, uninterrupted, or that any inquiry will become a booking. AI-drafted text can be wrong; reading it is your safeguard, and in automatic mode, the limits you set are. To the extent the law allows, we are not liable for lost bookings, lost revenue or indirect losses, and our total liability for any claim is limited to the fees you paid us in the 12 months before the claim. Nothing in these terms limits liability that cannot be limited by law.

Your content and ours

Your units, settings, answers, rules and conversations are yours. You give us the permission we need to run the Service with them, and nothing more. The Service, its design and its software are ours. Your conversations are not used to train AI models; our model provider’s terms say the same.

Suspension and ending

We may suspend or close an account that breaks these terms, puts the Service or other operators at risk, or goes unpaid, after telling you where we reasonably can. You may close your account at any time. Sections on responsibility, limits of liability and content survive the end of the agreement.

Changes to these terms

When we change these terms in a way that matters, we email account holders at least 14 days before the change applies and show the new version in the app. Using the Service after that date means you accept the change. The date at the top is always the current version.

Governing law

These terms are governed by the laws of the State of Florida, United States, and disputes go to its courts, without affecting rights you have as a consumer under the law where you live.
